Appraisal services are needed to determine the District’s ability to issue bonds from CFD 2006-1. |
|
The District has directed the Finance Team to work towards a potential bond sale to be supported by Mello-Roos tax revenues from CFD 2006-1. The District intends to use the proceeds to reimburse Pardee Homes for certain facilities costs that they had advanced. The Team has correspondingly commenced initial proceedings towards a bond sale.
One key step in the issuance of bonds supported by the tax revenues from a similar CFD is the valuation of properties within the CFD, which is typically completed by a third-party appraiser. This provides information about the value of the property securing the bonds that investors may wish to purchase. On that basis, the District has secured a proposal from an appraiser that is familiar with the area and is available to complete the work within the next 60 days. The cost of the appraisal is estimated at $18,000, and Pardee Homes has agreed to fund this cost.
The Team is also working to establish other required parameters for the bond sale. Once a structure is established and the appraisal is complete, the Team will bring bond issuance documents to the Board for their consideration at a future meeting. |
