Construction has commenced at the new two-story Orchard Medical Center on Orchard Village Road in Valencia, CBRE announced.

The project, which tilted walls in early September, is expected to be completed in March 2020.

CBRE’s Craig Peters and Sam Glendon are the leasing and sales agents for the project.

This 41,244 square-foot property, located at 25425 Orchard Village Road, at the corner of Wiley Canyon Road, will be divisible into approximately 5,000 square-foot suites for sale or lease.

The site is situated less than a half-mile from Henry Mayo Newhall Hospital.

“Valencia is a fantastic location for such a state-of-the-art medical space,” Peters said. ”With the expansion of Henry Mayo Newhall Hospital just being completed, the timing is great to be delivering a new building just down the street. Plus, the ability to purchase medical office suites in today’s very low-interest-rate environment is compelling.”

The 2.76-acre site, former location of a Pinecrest School and Einstein Academy, will also include five cars per 1,000 square feet of parking.
